Developer Unveils Plans
to Restore Shell Point


Publisher's Note:   This letter was mailed out to residents of Shell Point and Oyster Bay on October 5, 2005.  It is an update to the plan to restore Shell Point Resort, which seems to be moving forward again.

The Naumann group is once again helping to broker a deal at Shell Point Beach.  They announced the news this past week in a letter that was sent to all Shell Point and Oyster Bay residents.  The following is a reprint of the actual letter from the Naumann group.

October 5, 2005

Dear Shell Point and Oyster Bay Friends and Neighbors:

In my last correspondence to you I had the unpleasant task of informing you that due to certain obstacles, the partners of the Shell Point Restoration had decided not to proceed with the development.  I was, as I'm sure most of you were, extremely disappointed in this turn of events.

Fortunately, another group with a proven background in upscale waterfront and boating communities has stepped in and contracted the property.  I have been hired to finish what we started nearly ten months ago.  They have asked me to direct the project and complete it with very few changes from the site plan we originally proposed and approved.  With any achievement of significance and importance there are hurdles to overcome but with your full support, once again, we are extremely hopeful to see this project moving forward and under construction in the future.

I will continue to share information with you about the project as facts, dates, etc., become known.  Meanwhile, if you have questions, please feel free to contact me.

After years of rumors about the future, more than 500 hushed residents breathed a sigh of relief on Saturday, June 25, as Jason Naumann described the Naumann Group's community-friendly vision for the redevelopment of Shell Point.  Pointing to attractive and informative visual renditions, Jason Naumann explained that, although the plans have not yet received approval, it is the desire of his group to maintain the traditional atmosphere of Shell Point while enhancing the lifestyle of residents through a restaurant, lounge, ship store, small shops, and environmentally respectful single family homes and townhouses.

According to Naumann, 15 single family home sites will be opened on the west end of Walker Creek Drive, 10 home sites opened along the beach where the Shell Point Restaurant stands, and additional home sites opened on the east side of the yacht basin.  The intersection of Shell Point Road and Beatty Taff Drive will be moved closer to the beach, and the restaurant, shops, and ships store will be part of the townhouse complex that will stretch along the western edge of the yacht basin, which will be restored to allow residents to dock their boats.  Included in the plans are a public boat ramp with parking, gasoline pumps, and ample parking for golf carts.

Following the presentation, residents applauded loudly and expressed satisfaction with the proposed development.  Ron Wagner, an avid fisherman and golf carter, was pleased on all counts.  "I like it," he said.  "We'll be able to gas up our boats right here like we used to, drive our golf carts to the restaurant, and even have the convenience of shops nearby."  Other residents expressed relief that there were no high-rise condominiums planned for the beach and that the beach would remain accessible to everyone.  One resident, who declined to be identified, was particularly pleased, because she had just returned from Miami Beach, where the beachfront mansions and beautiful hotels that once graced the area had been replaced by "monstrous concrete condominiums" that crowded out even the sunlight and made the streets seem like caverns.
